QIC’s commercial fit out was an eight level tenancy in the heart of Brisbane. JAAM Projects role was to design, project manage and oversees every phase of a construction project.
This project was an integrated fit out to install 9 new offices and 3 meeting rooms. We completed multiple workstation relocation and remodels within their existing tenancy to suit their needs—
as they consolidated their tenancy layout.
JAAM Projects needed to accommodate QIC’s need to remain operational during the entire project so all works were undertaken out of business hours, at night and weekends. Professional hoardings were used to section off the construction zones from the general office areas.
Many challenges were presented during the project, including changes provided to the construction team at late notice. These were addressed quickly and the works were delivered on time.
We worked with QIC to move staff from certain areas of the office so work could be completed.
Challenges
» Working in an occupied tenancy around occupied workstations and offices.
» To accommodate QIC needs and work around their requirements to provide enough space to operate their business needs.
» Dealing with multiple project changes provided at short notice.
» Moving large pieces of furniture and equipment to off-site storage to allow for the works to be
undertaken.
Solutions
JAAM Projects used flexible plastic hoardings that allowed the work zones to be moved in and out each evening to minimise the space used during the day.
To deal with the multiple changes JAAM Projects engaged subcontractors on rates that allowed for any changes to be undertaken and monitored.
We contracted a removalist company that allowed off-site storage of all the equipment and furniture that wasn’t required during construction. It was returned back to site as it was needed.
Results
» Over 150 additional staff now occupy the tenancy.
» No interruptions to QIC operations we made during the project.
» Client was extremely happy as all the changes and tweaks that were incorporated.
» The project was delivered under-budget and on-time.
